When it comes to Curb Appeal, the term has many meanings to many different people for many different reasons. But among the many elements of the definition of the term, “Curb Appeal” is about what to do, but also what not to do. Keep in mind, Curb Appeal Sells Homes is not just a slogan.
Make no mistake, Curb Appeal is as much about the house itself, as the landscape. A beautiful yard won’t help a front door that should have been painted, or tired rusted lighting fixtures at the front door or by the garage, or a mailbox that’s seen better days. It’s important to take all the different elements into consideration even in a hot real estate market like we have seen here in the DMV area in the past 5 years. Curb Appeal matters even more so your home / listing is as competitive as it can be.
“According to REALTOR® Magazine, a study revealed that homes with an appealing exterior sell, on average, for 7% more than comparable homes with a rundown appearance”. That only takes a bit of common sense to understand, but in a hot market like metro DC, that 7% could be 10% or 12% given demand.
Look at the big picture:
Drive up to your own house. Does it “speak” to you? Do you need more color, or less? Do your garage doors look like the survived a couple of collisions with the family SUV? Are the porch lights scary? Are my shrubs and gardens in need of a vacation? There are many elements to consider, but it pays to consider them all when it comes to listing your home. Remember, you’re doing it for the buyer.
