Remember: First Impressions Matter and “Your landscape never gets a second chance to make a first impression”! Listing your home comes with it a list of things to be done prior to listing. Now, that list could take a few weeks or months to do, or perhaps a year to get done based on how long you have been in your home. People tend to accumulate “stuff” inside and outside their home. Projects such as painting, landscaping or updating rooms or systems sometimes get delayed.
S0, tuning up the landscape of your home should be high on your list of things to do when preparing to list, like #2 or #3. It’s the first thing a potential buyer sees when they encounter your home.
A Personal Curb Appeal Story: First Impressions Do Matter
Take me example, we drove past our future new home multiple times but didn’t pay attention to it because it was very overgrown. The foundation azaleas’ were literally half the height of the front windows. The other plantings in the front yard were years overgrown. Therefore: Zero Curb Appeal. It wasn’t until their contract fell through that our realtor quickly reminded me of the house and we went back for a closer look. We realized that the house was being hidden by the years of over-growth, so it’s curb appeal was completely hidden. In this case, as a buyer, it worked in my favor.
We knew that with the right landscape plan for the front of the house it’s curb appeal would be amazing. We bought the house and spent the first few months cutting back the overgrowth and working on a plan for our new home and putting it into action.
Had the home we bought had the “Curb Appeal” that it should have had, it would have sold faster, and we might never had an opportunity to see it or buy it!

In the DC area, the climate helps everything here grow quickly. Making sure your landscape looks well maintained is a key step as it speaks to a potential buyer about what the maintenance level is like inside your home too. Here again, “First Impressions Matter”.
Your landscape, like an outdated bathroom, has a direct correlation to value. Therefore, you want to avoid unnecessary and avoidable negatives that impact value. Make sure the easy things, inside and outside, get their proper attention. Just like effective and inspired interior staging inside your home when you list it, the little things are what speak volumes to potential buyers and keep the value of your home high.
